We take pride in building collaborative relationships with local planning authorities. In Horsham we have already won several planning consents for our clients. And we are continuing to establish solid relationships with many councils in Sussex, Surrey and London.
We Take Away the Stress
We always try to guide our clients towards proposals that are likely to receive approval from the local planning authority. And once the planning application is issued, we start conversations with the planners. Our goal is always to achieve a final project which is as close as possible to our clients’ aspirations.
Council negotiations can be very stressful for some clients. Councils are public institutions and sometimes their way of functioning can come across as very rigid. At LDV Architecture, we alleviate the stress by taking complete control of the planning application. Council officers know that they can confidently contact us and inform us of any issue they have with a proposal. We immediately address any issues, discuss it with the client, make possible changes and resend it to the officer in timely fashion.
Pre-Planning Advice
If we think that the council might find a proposal controversial, we advise our client to take pre-planning advice. This inevitably makes the planning stage longer. However, it is a very useful tool to test the ground. It allows us to learn whether the council is likely to accept our proposal or if changes must be made. Most councils offer this service, although the fees and the response time may vary.
Most householder planning applications don’t require a water neutrality statement. Water neutrality statements became mandatory in Horsham District in 2021 for proposed projects which require an increase in water usage. This is a very complex type of document where in-depth information about water usage needs to be provided. We have already had successful applications with the production of such a document.
